Landlord and Tenant Matters

Ontario’s rental legislation changed substantially under Bill 60, passed in November 2025. Richmond Hill landlords and tenants need to understand these updates clearly before taking action:
- Landlords may now apply to the LTB for eviction due to non-payment of rent within 7 days of serving an N4 Notice, reduced from the previous 14-day period
- Fixed-term leases no longer automatically convert to month-to-month tenancies at expiry, giving landlords the ability to negotiate new lease terms
- Landlords issuing an N12 Notice for personal use are no longer required to provide one month’s rent compensation, but must provide the tenant with 120 days’ notice
- The LTB appeal period has been shortened from 30 to 15 days
