Attention all Landlords and Tenants

New legislation was recently passed in November 2025 under Bill 60 allowing for Landlords to apply to the board to evict a tenant for non payment of rent within 7 days of providing the N4
Notice, rather than within 14 days.

Also changed in the new Bill is that all fixed term leases no longer automatically convert
to a month to month tenancy allowing landlords to negotiate the next term of a lease.

There will be shorter processing times with stricter evidence overview and guidelines
Landlords are no longer required to provide a month’s rent compensation to the tenant
after issuing a N12 notice for personal use – 120 days notice is to be provided to the
tenant.

Lastly the appeal period has been reduced from 30 to 15 days.

Yes. If the landlord requires the property for his own personal use after the lease term has expired, if the tenant has interfered with the quiet enjoyment of the property of the landlord or other tenants, or if renovations are required.

Pay the outstanding rent within 7 days or risk being brought before the Tribunal for eviction.

Form 4 is a document served on the tenant by the landlord for nonpayment of rent. This form can be served the first day after the tenant has failed to pay rent on the agreed-upon date noted in the rental agreement.
